REPLACEMENT THERAPY!

Ever received one of those emails that contains a touching message, then suggests that if you forward it to ten more people you'll receive a "special blessing" or "ten million dollars in three days"? It usually also warns that the last person who didn't forward it met some terrible fate at the hands of unknown evil-doers. Remember how that last part - the veiled threat - made you feel? You didn't think something awful would really happen, but you resented being put in the position of wondering.

We've been told many times that our worst fears are of the "unknown." An unidentified fear sends our imagination into high gear, conjuring up vivid mental pictures of dastardly plots against us. We ruminate endlessly over the possibilities. Such fear is disruptive to our well-being, and leaves us tired and wrung-out.

So, how do you handle fear? One method is to identify the fear, so that once you do, it is no longer "unknown." That also means it is measurable, and can be logically quantified. Once you know what it is, your imagination can no longer dream up worse things that it is not. Once identified, it is possible to determine possible outcomes.

Most fears will never come to fruition. Those that do are divided into two categories: those we can control, and those we can't. If we have control, we also have the ability to survive our fears, and change their outcomes. Most fall into that category.

One mother's lifelong advice to her daughter who worried too much was to replace the worry thought with another more pleasant thought. The opposite of fear is hope, which also gives us courage. The next time you experience fear of the unknown, try replacement therapy. Think positive, hopeful thoughts when fear knocks at the door. Then, when you open the door - no one is there!

Electric-Car Charging Stations in Raleigh, NC-Phyllis Wolborsky & The Wolborsky Group

As of January 17, 2012-Progress Energy Carolinas has installed two plug-in electric vehicle(PEV)charging stations at North Hills, as part of its commercial charging stations research program. North Hill is the first mixed-use property to participate in this program. The electric-car charging stations at North Hills are level 2 charging stations, which means they use a 240-volt circuit instead of a standard 120 volt home outlet. A level 2 charging station is capable of providing 10 to 20 additional miles of electric range per hour of charging and provides additional safety due to the hardwired installation.

Progress Energy Carolinas has now provided six public access charging stations in the Triangle. Although most vehicle charging will occur at home, access to public charging stations will increase the number of miles traveled on electricity and help raise the awareness for the mass adoption of plug-in vehicles.

City of Raleigh has installed 18 charging stations, nine for its fleet and nine for public use, and intends to install 15 additional public charging stations by the end of the year. Progress Energy plans to install 200 public and private charging stations through a grant from the Department of Energy. Toll Road Open in Raleigh, NC-Phyllis Wolborsky & The Wolborsky Group

North Carolina's first toll road opened December 8, 2011 and tolls on the Triangle Parkway section began on January 3, 2012. The Triangle Parkway runs from NC 147 in Durham and I40 interchange to NC 540 near Research Triangle Park and connects NC 540 between NC 55 and NC 54. The Western Wake Freeway is under construction and runs 12.6 miles and connects NC 55 near Research Triangle Park to NC 55 Bypass south of Holly Springs and could open by 2012. The Northern Wake Expressway is already open. It stretches 2.8 miles from NC 54 in Morrisville to NC 55 near the Research Triangle Park. Toll Rates vary by number of axles on the vehicle and if you have a NC Quick Pass or if you choose to be billed by mail. 2 Axles: Quick Pass: $0.50, Bill by Mail: $0.77, 3 Axles: Quick: $1.00, Bill By Mail: $1.54, 4+Axles: Quick Pass: $2.00, Bill by Mail: $3.08.

The Triangle Expressway will improve commuter mobility, accessibility and connectivity to western Wake County and Research Triangle Park while reducing congestion on the existing north-south routes that serve the Triangle Region, primarily NC 55 and NC 54. LEARNING TO FLY!

In the 1930's and 1940's, there were numerous women's magazines. Ladies' Home Journal and Good Housekeeping were two of them. They showed women in the role of the day - housekeeping. They suggested the number of times per week the home should be dusted, scrubbed, organized, and otherwise kept spotless. They suggested ways to look good when the "man of the house" arrived home from a tough day at the office. In short, those magazines and their publishers set up an impossible regimen of expectations for their readers.

Many of us know women who have spent much of their lives trying to live up to the model housewife role prescribed by those magazines. The trouble is, many of them have (or had) dreams of their own, like wanting to write, or to travel, or to participate in the freedoms only men then enjoyed.

Today, any of us can achieve our dreams. All too often, however, we are still denied our destiny by the expectations set by others. We are bombarded by radio, TV, CD, DVD, and WWW messages that insist we follow their example, their guidelines, or their models. We allow our dreams to wither and die - waiting in line for their turn to blossom - never receiving the water of encouragement needed to grow and bloom.

What about your dreams? Need some encouragement to help you "think outside the box?" Begin by spending time with others who have already achieved their dreams. Leave your nay-sayer acquaintances behind. Read inspiring biographies. Pick up a copy of "Think & Grow Rich" or "The Seven Habits of Highly Effective People." If you haven't yet learned to "fly," pick up "Jonathan Livingston Seagull" or "Illusions" by Richard Bach.

As Jonathan says in the book, "Don't believe what your eyes are telling you. All they show is limitation. Look with your understanding, find out what you already know, and you'll see the way to fly!"

Joel Lane House-Phyllis Wolborsky & The Wolborsky Group, Raleigh, NC and The Surrounding Triangle Areas

The Joel Lane Museum House is listed on the National Register of Historic Places and designated a Raleigh Historic Site. It is located at 728 West Hargett Street, Raleigh, NC 27603. At the corner of St. Mary's and Hargett Streets Just West of Downtown.

Joel Lane is called the father of Raleigh. He provided a 1,000 acres of land to the state of North Carolina in 1792 to establish a new capital city. Joel Lane Museum House was constructed in 1770 and is the oldest house in Wake County. This home is a great example of colonial Georgian house architecture. It is furnished with artifacts that depict planation life in North Carolina during the colonial period and in the early years of statehood. Located on the property is also a kitchen building built in 1790, formal colonial gardens, a herb garden and a visitors center.

If you are interested in the history of Raleigh, NC this is a wonderful tour and offers an example of the life in this area during the colonial times.

The Raleigh Historic Districts Commission(RHDC) was established by the City Council in 1961 and turns 50 on December 18, 2011. RHDC is a volunteer commission that serves as Raleigh City Council's historic preservation advisory body to identify, preserve, protect, and promote Raleigh's historic resources.

Visit some of the planned events to celebrate the 50 year anniversary of The Raleigh Historic Districts Commission:

During the first half of the twentieth century Sears, Roebuck, and Company and a handful of other companies sold mail-order homes. National Association of Realtors(NAR) Existing Home Sales Report-Phyllis Wolborsky & The Wolborsky Group-Raleigh, NC and the Surrounding Triangle Areas

Existing Home Sales Report

Existing-home sales rose 1.4 percent in October according to a recent report by the National Association of REALTORS (NAR). Existing-home sales, which include recently purchased single family, townhomes, condominiums, and co-ops were up to a seasonally adjusted rate of 4.97 million units expected to sell in 2011. This represents a 13.5 percent increase over the pace set last year at this time.

Lawrence Yun, NAR chief economist, would like to see even more activity. "Home sales have been stuck in a narrow range despite several improving factors that generally lead to higher home sales such as job creation, rising rents and high affordability conditions. Many people who are attempting to buy homes are thwarted in the process," he said. “A higher rate of contract failures has held back a sales recovery. Contract failures reported by NAR members jumped to 33 percent in October from 18 percent in September, and were only 8 percent a year ago, so we should be seeing stronger sales."

Total housing inventory fell 2.2 percent in October to 3.33 million existing homes available for sale, representing an 8 month supply of homes at today's current sales pace. Inventories have been gradually shrinking from their record levels set in July 2008.

Low Mortgage Rages

Freddie Mac reported that mortgage rates fell to record lows in October. The average commitment rate for a 30-year fixed-rate mortgage dropped to 4.07 percent, down significantly from 4.95 percent offered in October 2009. With rates so low, buyers are able to stretch their dollar and maximize their purchase power through lower house payments. Winter is one of our favorite times of the year! It's often easy to overlook your home's needs with so much going on. Here is a simple checklist of items that can save you money through the winter:

Check for leaks and drafts around the house. Replace weather stripping and re-caulk around doors and windows. Drafty doors and windows will cool off the house and cost you money in heating bills.
Inspect your attic's insulation. Heat rises so adding good insulation can keep the heat from escaping.
Check your heating system. Sometimes something as easy as replacing your filter or having simple maintenance done can save on heating costs.
Consider changing from standard light bulbs to energy saving bulbs. Winter uses a lot of your electricity so even saving a little here and there will help.

Whether you live in a warm or cold climate, take this opportunity to inspect your home systems. You'll be money ahead in the long run!

Today's true story is all the inspiration you will need!

Small World!

The brand new pastor and his wife, newly assigned to their first ministry to reopen a church in urban Brooklyn, arrived in early October excited about their opportunities. When they saw their church, it was very run down and needed much work. They set a goal to have everything done in time to have their first service on Christmas Eve.

They worked hard, repairing pews, plastering walls, painting, etc. and on Dec. 18 were ahead of schedule and just about finished. On Dec 19 a terrible tempest - a driving rainstorm - hit the area and lasted for two days. On the 21st, the pastor went over to the church.

His heart sunk when he saw that the roof had leaked, causing a large area of plaster about 6 feet by 8 feet to fall off the front wall of the sanctuary just behind the pulpit, beginning about head high.

The pastor cleaned up the mess on the floor, and not knowing what else to do but postpone the Christmas Eve service, headed home. On the way he noticed that a local business was having a flea market type sale for charity so he stopped in.

One of the items was a beautiful, hand-made, ivory colored, crochet table cloth with exquisite work, fine colors and a cross embroidered right in the center. It was just the right size to cover up the hole in the front wall.   He bought it and headed back to the church.

By this time it had started to snow. An older woman running from the opposite direction was trying to catch the bus. She missed it. The pastor invited her to wait in the warm church for the next bus 45 minutes later. She sat in a pew and paid no attention to the pastor while he got a ladder, hangers etc. to put up the tablecloth as a wall tapestry. The pastor could hardly believe how beautiful it looked and it covered up the entire problem area.

Then he noticed the woman walking down the center aisle.   Her face was like a sheet. "Pastor," she asked, "Where did you get that tablecloth?" The pastor explained. The woman asked him to check the lower right corner to see if the initials EBG were crocheted into it there. They were. These were the initials of the woman, and she had made this tablecloth 35 years before, in Austria.

The woman could hardly believe it as the pastor told how he had just gotten the tablecloth. The woman explained that before the war she and her husband were well-to-do people in Austria. When the Nazis came, she was forced to leave. Her husband was going to follow her the next week. She was captured, sent to prison and never saw her husband or her home again.

The pastor wanted to give her the tablecloth; but she made the pastor keep it for the church. The pastor insisted on driving her home - that was the least he could do. She lived on the other side of Staten Island and was only in Brooklyn for the day for a housecleaning job.

What a wonderful service they had on Christmas Eve. The church was almost full. The music and the spirit were great. At the end of the service, the pastor and his wife greeted everyone at the door and many said that they would return. One older man, whom the pastor recognized from the neighborhood, continued to sit in one of the pews and stare, and the pastor wondered why he wasn't leaving. The man asked him where he got the tablecloth on the front wall because it was identical to the one that his wife had made years ago when they lived in Austria before the war and how could there be two tablecloths so much alike?

He told the pastor how the Nazis came, how he forced his wife to flee for her safety, and he was supposed to follow her, but he was arrested and put in a concentration camp. He never saw his wife or his home again for all the 35 years in between.

The pastor asked him if he would allow him to take him for a little ride. They drove to Staten Island to the same house where the pastor had taken the woman three days earlier. He helped the man climb the three flights of stairs to the woman's apartment, knocked on the door, and saw the greatest Christmas reunion he could ever imagine.

Harp Mortgage Program-Phyllis Wolborsky & The Wolborsky Group

The Home Affordable Refinance Program(HARP) has been extended until December 31, 2013 and allows homeowners to refinance into low mortgage interest rates even if the property has decreased in value. A HARP Refinace addresses situations where the homeowner's property value has fallen causing them to no longer qualify under traditional underwriting criteria. Homeowners with a loan that was sold to Feddie Mac or Fammie Mae no later tha May 31, 2009 have the opportunity to refinance with any participating lender as long as the resulting loan is less than 125% of the current property's value. An appraisal is not required in cases where an automated value can be determined.

The following criteria must be met to qualify for the HARP Program:

*You must live in the home being refinanced.

*A HARP refinance only applies to Fannie Mae or Freddie Mac mortgages.

*The homeowner must be able to afford the new lower payment.

*The current mortgage must be up-to-date with no late payments in the past twelve months.

*Payments on the new loan must be more affordable or more stable than on the existing loan.

*The maximun Loan to Value(LTV) cap has been removed on homeowners looking to refinance into a fixed rate mortgage.

*For homeowners looking to refinance into an adjustble rate mortgage the maximum LTV is set at 105%.

THROW AWAY THE BAND-AIDS!

What do Scotch Tape, Post-It Notes, and paper clips have in common? Each apparently has a different function, is made of a different material, and serves its own purpose. Oh sure, you can say they're all office supplies - and you'd be right - but look a little deeper for their common purpose.

Scotch Tape pieces are placed along the edges and on the ends of holiday gifts - for a short period of time. Post-It Notes are stuck to documents suggesting that a signature is needed, or some action be taken. Once the action is complete, the note is discarded. Paper clips hold two or more things together for a few hours or days, and are then returned to the desk drawer.

Figured it out yet? They are all just a temporary "fix" - a momentary solution to a temporary need. They are used in "reaction" to a short-term need. They are also similar to our daily personal lives. When feelings are hurt and the tears come, we automatically reach for a Kleenex. We might, on the other hand, have taken time to determine the source of those feelings and concentrated on resolving a difference before tears were necessary.

When our children misbehave, we react with a 15-minute (or 3-day) "time-out." We might have avoided that temporary fix by listening to their concerns and teaching appropriate behavior before the fact. Then, there are all the excuses we make, used like Band-Aids, to temporarily cover the flaws in our own behavior. Wouldn't a more permanent solution like performing to expectations, learning from past experience, or practicing excellence be more appropriate?

Yes, we live in a very fast-paced world. Quick solutions are the order of the day, yet we must eventually realize that we continually seem to need a fresh supply of Scotch Tape, Kleenex, or paper clips. By taking more time to look ahead, it is possible to eliminate many of the situations that require those one-minute Band-Aids. Avoid future "boo-boos." Search for, learn, and practice a more permanent and proactive life. That's right - "No more tears!"

Commonly Heard Pricing Objections Frequently Heard From Sellers...

These objections don't have any real relationship with determing a property's value.

"Another agent said it was worth more."

"Our home is nicer than those houses."

"People always offer less than the asking price."

"We can always come down on our price."

"We have to get that much out of our home."

"My neighbor was able to get his price."

"Let's try it at my price for a month or so."

"The buyers can always make an offer."

"We paid more than that for our home."

By the time an overpriced property is reduced to market value, it has been on the market too long for buyers to offer full price. When your property is priced correctly to begin with, you have the best opportunity to get multiple offers at the highest price.

There’s Magic in the Movies in North Carolina

As a young bride in the mid 1980’s, I moved to the North Carolina coast and discovered something amazing: There was a real-life, genuine movie studio in Wilmington.

I was immediately star-struck. This was the closest I’d ever been to Hollywood.

In 1976, Italian filmmaker Dino De Laurentiis relocated to the U.S., created a film studio and established the Port City as a destination for film and television production. The studio soon became infamous for productions such as King Kong, Dune, Halloween II and a host of Stephen King adaptations. Today, EUE/Screen Gems owns the mega-studio, which boasts one of the largest sound stages in the world, a 37,500-square-foot monstrosity with a 90,000 gallon “special effects” water tank.

The early years of film in North Carolina were somewhat of a successful novelty, but increasing interest in the state – along with lucrative tax credits – have elevated the movie business to a full-fledged, feature-length industry. From 2006-2011, more than 332 motion picture, television and commercial projects have filmed in North Carolina, with direct spending of more than $698.8 million and creation of 51,000 jobs, according to the N.C. Film Office. The year 2011 is on target to exceed $200 million in spending, with 29 active projects.

Movie-making now spans the state, from the mountains to the cities to the coast. While you’re likely to recognize some past notables like The Color Purple, Dirty Dancing, Bull Durham, Sleeping with the Enemy and One Tree Hill, you only need to flip the TV channel to find a little NC. This season, shows including Homeland, Revenge, Hart of Dixie, Eastbound and Down, Swamp Loggers and Teen Mom have all been filmed in the state. Major motion pictures filming here – and coming soon to a theater near you – include The Hunger Games in 2012 and Iron Man 3 in 2013.

Nothing beats a good movie, with the possible exception of a movie where you recognize the scenery, a few local businesses and perhaps a friend or two in a crowd shot. And knowing that the film industry is alive and doing very well – right here in North Carolina.

Always Have a Home Inspection?!

In my opinion it it is very important to have a home inspection on a property you plan to purchase. You never know what could be wrong with your Dream Home. Some homeowner's just live in their homes and do not keep up with the general maintenance, never go into the crawl space, do not have a change of season heating and air service contract, and cannot tell you the age of the major systems and appliances. If you have an inspection, the inspector will give you a written report and it will usually have the age and serial numbers of the systems the inspector inspected. If the seller will not make certain repairs found by the inspector you them can determine if you will move forward with the purchase and if you decide to move forward you will have a good idea what you are getting into with regard to repairs. Of course, just because you have a home inspection does not mean the seller has to make any repairs. Please always hire a qualified home inspector. Interview his past clients. Be sure he is not an alarmist. Most everything that is broken can be fixed for a price. Also be sure he inspects the important items, major componants in the property and does not dwell on the cosmetic issues. In some cases you are not buying a new property and there is a certain amount of wear and tear on the property that is to be expected. If the property is new construction you should have a one year builder warranty that will cover all components of the property and the builder should certainly make any repairs prior to closing. Homeowners Insurance-Deer-Vehicle Collisions-Phyllis Wolborsky & The Wolborsky Group-Raleigh, NC & the Surrounding Triangle Areas

Deer-vehicle collisions are three times more likely to occur on a day in November than they are on any day between February and August! October is the second most likely month for a crash involving a deer and a vehicle… December is third. Collisions with deer and other large animals can cause significant damage to vehicles, may cause injuries to the driver and passengers, and cause suffering to the animal. A deer collision claim is covered under the Comprehensive section of your auto policy. It is considered a non-fault accident and will not cause you to incur any insurance points on your policy. Following are some great tips that may help you prevent such an accident from occurring.

What Can I Do to Avoid Damaging My Auto by hitting a deer?

Deer collisions typically happen from sunset to midnight and in the hours before and after sunrise. Be especially alert during these times.
Drive carefully through areas with high deer populations and deer crossing zones. Deer typically travel in numbers so where you see one, there are likely others.
When travelling at night, use your high beams whenever possible.
If you see deer, slow down and blow your horn to frighten them away. Stay in your lane and brake firmly. Many deer-related accidents are actually caused by one car hitting another attempting to avoid a deer or other animal in the road.
Always wear your seatbelt!
Do not rely on deer whistles to repel deer.

Winterize Your Home-Phyllis Wolborsky & The Wolborsky Group-Raleigh, NC & The Surrounding Triangle Areas

Winter is just around the corner and there are things that need to be done to your home for the change of season. Just a few things to put on your "To-Do" List.

Be sure to have your heating system serviced by a licensed heating & air company. Consider installing a carbon monozide detector. When a home is closed up for the winter and you are operating your heating system, appliances, fireplaces, and water heaters fueled by propane or natural gas they can cause carbon monoxide poisoning from a malfunction. Carbon monoxide is odorless and can cause fatal health issues if not detected early. Carbon monoxide detectors are not expensive and easy to install. Be sure to check your smoke detectors. They do not work if the batteries are dead and if you are in an older home you might need to add additional smoke detectors in the bedroom areas and on all floors of your home. Upgrade your thermostat to a programmable thermostate. They are digital and typically very accurate, they allow for easy, set-and-forget programming of temperatures for different times of the day, including energy-saving nighttime and workday setback. Older thermostates that are a couple of degrees off can result in a lot of wasted energy, and so can forgetting to set the thermostat down at night. Be sure to drain your sprinkler system, shut off outdoor faucets and install freeze-proof faucet covers. Don't forget to change the time to an earlier hour to reflect the earlier winter darkness on any lights that might be on a timer. Don't forget to set your clocks back 1 hour this weekend. Have your gutters cleaned and inspected for damage after all of the leaves have fallen. Look at your home to see if there are windows, doors, pipes, exterior electrical outlets that need to be caulked. A little caulk can make a big difference in both your heating bills and your comfort levels this winter. A home "Lives" longer in a well maintained environment.
