Hopefully it was a wonderful WHITE CHRISTMAS HOLIDAY and you will have a Happy New Year. It has been a while since we have had snow during the holiday season and it was beautiful, unless you were traveling.

Phyllis Wolborsky & The Wolborsky Group had an exciting hoilday. We had four sales between the 23rd and the 24th of December. Exciting news becasue it shows there is improvement on the way and you should not be among the many sellers waiting for the spring market prior to marketing your home. Yes, usually there are more buyers during the spring and summer seasons of the year, but you should be assured there will definitely be more sellers to create more competition and more choices in the spring and summer market. After January 15, 2011 the mortgage lenders are releasing their foreclosure properties into the marketplace. Today, there is no real season for buying and selling. Many buyers are simply waiting for their present homes to sell and that could be at any time. It only takes one buyer to get you on your way.

It is not a matter of waiting until school is out. Many people will visit during the holidays as their children are on break.  We had several families looking during the holidays because they were in town visiting relatives or they had taken vacation.

If you are thinking of selling your home, you should have it available at all times and be certain that you are positioned and conditioned correctly for the current market.

Why wait for more homes to appear at lower prices and rush to have your family relocated prior to the school year ending. Two of the four homes we sold during the holidays had been on the market for a while and the others were relatively new listings that attracted a buyer because the homes were positioned and conditioned to sale.

If you feel you may need to have some maintenance or home improvements done prior to marketing the property it will be easier to find a contractor now than in the spring and summer when they are busy. Think about it. How good would it feel to have the sale of your home off your plate and know that you are ready to move on with your life plans.
