The advise and information I am giving may be repetitive but maybe if sellers hear it enough they will listen. If you are thinking about selling your home, this is the beginning of the Spring Season, please be certain that it is priced correctly. There are many choices right now and since "Spring has Sprung," there will definitely be more competition, just remember supply and demand. The buyers who are looking right now are qualified with a job, but there are also buyers looking to purchase who have sold their properties and are looking to leverage, these buyers are very educated about pricing.  You cannot just pull a figure out of the air, it must be realistic, if you have any hope of creating interest. When it is priced to high it will remain on the market longer and this decreases the value. Please make sure your property is in excellent condition. If cosmetic work or deferred maintenance is needed, it should be done prior to marketing the property. Most buyers are not looking to put in additional money at time of purchase. There will be more buyers at this time of the year but there will also be more sellers and you want your property to be positioned & conditioned for the market so it will be the best choice. Buyers have lots of choices.You should consult an educated real estate professional who knows the market in order to establish a true value for your property and go from there to get it listed. If you are thinking "Oh, I don't have to sell," and will not be realistic, then I truly recommend that you do not put your home on the market as it may become stale and sell for much less at a later time. Interest rates are still good and we have buyers, so be prepared, realistic, position and condition your property and you will be among the closings.
