First -Time Home Buyer. It is a fabulous time to purchase your first home. Believe it or not homeownership is still the American Dream.  Interest rates are as low as they have ever been and you have lots of home choices. Thought I would give you a few things to think about when you take the giant step from renting to owning your very own home.

Don't fall in love with a home because of its special features if these special features do not add value to the property.

 Be sure when you find the perfect home you have budgeted for general maintenance, and breakdown of major systems in the home. In other words, do not borrow the maximum amount you qualify for in a loan just to get a larger home, if it will cause you a monthly burden financially. Need to save money for those unexpected repairs. 

Please research the neighborhood before you make your final decision. When you make your first home purchase you will hopefully live in this home longer than you rented. You are buying into a neighborhood. Check out the schools, ask people you know about the neighborhood and if possible try to find out about the neighbors that will be living around you.

Do your homework. Purchase your first home with your eyes open and be sure to do all the due diligence you can on your new home before you purchase. Be sure to have all home inspections, structural, mechanical, termite, well/septic, HVAC, etc.  Call me when you are ready for the American Dream of homeownership.
