A BLUE RIBBON EFFORT!

Have you ever surprised yourself with a moment of creativity or lucidity, just when you were sure you didn’t have it in you? Last fall there was a garden club show, and one of the members who always performed well was considering not entering. She had just returned from vacation the day before to discover that unwelcome pests had ravished most everything in her garden.

Trying to back out, she explained that there was nothing in her yard but weeds, but a friend insisted, “I’m sure you’ll find something.” Lacking inspiration, she headed out to the yard with her tools and bucket anyway. She worked, recalling the words of her mother. “You will not always have the things you would like, but you can always make do with what you have.”

She discovered a vine with little blue flowers crawling up the trellis. She realized how pretty the bright yellow dandelions were. Wild daisies and pansies appeared in unexpected places, “sown” by bird droppings.

She headed back to the house and began her arrangement, hiding a coffee can pot inside a sewing basket. She then rushed over to meet the submission deadline. Glad that everyone else had already deposited their entries, she sneaked in her less-than-blue-ribbon quality candidate. She didn’t even stick around for the judging.

When she returned to pick up her contestant, she was shocked to discover a blue ribbon pinned to it, with a note that read, “This entry gets the blue ribbon because it meets all the test requirements for proportion, suitability of container to the contents and beauty, and also is very original.”

So she did “make do” with what she had, although she thought she didn’t have a chance. So remember that your own strength and creativity are always there, you just never know just how much you’ve got until you are called upon to put it to use!

Time to Downsize? YEA!

It is graduation time and this will leave some households with an empty "nest". It could be a great time for a new home and maybe even a lifestyle change. Empty Nesters have lots of options. Many struggle with maintaining the family home or moving to a smaller, more manageable home with the features they've always wanted. A couple of options that are becoming very desirable. First is an Active Adult Community. An active adult community is good if you're looking for maintenance-free living and amenities such as recreation and social activities-kind of like going back to school. These adult-only communities, are usually geared to age 50+, offer smaller homes with desirable amenities. Disadvantages include little room for visitors and family and often no provision for medical care. To cover all bases you could consider the Continuing Care Retirement Community.  These communities offer a tiered arrangement where individuals enter living independently in their own home, but have the option of assisted living, skilled nursing care and rehabilitation if and when their medical needs warrant. Continuing care retirement communities usually requires an up front financial commitment to reserve space for your future needs. Please give Phyllis Wolborsky & The Wolborsky Group a call if either of these  housing opportunities interest you "Empty Nesters".

Inventory Down, Prices Stabilize

A decrease in home inventory has brought added stability to home prices across the country, according to a recent report by the National Association of Realtors (NAR). Total housing inventory declined 1.3 percent in March to 2.37 million existing homes for sale, representing a 6.3 month supply at today's current sales pace.

Existing-home sales, which include recently purchased single family, townhomes, condominiums, and co-ops, are up over 5 percent compared to March 2011, and are on pace to hit 4.48 million units nationally.

"The recovery is happening though not at a breakout pace, but we have seen nine consecutive months of year-over-year sales increases,” said Lawrence Yun, NAR chief economist. "Existing-home sales are moving up and down in a fairly narrow range that is well above the level of activity during the first half of last year. With job growth, low interest rates, bargain home prices and an improving economy, the pent-up demand is coming to market and we expect housing to be notably better this year."

Freddie Mac reports that the national commitment rate for a 30-year fixed-rate mortgage was at 3.95 percent in March, up slightly from 3.89 percent in February. Mortgage rates remain well below the rate of 4.84 percent that was available in March 2011.

Renting Vs. Buying

With low mortgage rates and strong housing inventory, renters have a lucrative incentive to look into home ownership. In many instances, today's historically low interest rates can create a financial advantage for buying over renting. Factoring in tax savings and long term appreciation, home ownership can make a significantly positive impact for the right buyer, without the negative impact of a large mortgage payment.

NAR President Moe Veissi explains that buyer optimism is on the rise. "Our members are reporting an increase in foot traffic from a year ago, but more importantly, home shoppers this year are much more serious about finding the right home and making an offer" he said. "Stabilizing home prices and historically favorable affordability conditions are giving buyers more confidence, and Realtors® have become more optimistic since the beginning of the year from the positive shift in buyer patterns."

 

Five Tips To Enhance Curb Appeal

It's important for sellers to do what they can to get their home to stand out. Here are some quick tips to generate some excitement for your home in today's market.

  • Use Paint:  A new coat of paint can go a long way to making your home look up to date. Neutral colors work best because they appeal to the most number of people.
  • Mow the Lawn: Take the time to mow the lawn and clean the yard. Rake leaves and grass and put away any tools that may be lying around. Don't turn buyers off with a messy yard. If they like what they see on the outside, you'll improve your chances of getting them to look inside.
  • Plant Flowers: Seasonal or perennials can bring a splash of color to your home and brighten the view from the street. Flowers throughout the house will please the senses and make it feel like a home.
  • Spruce Up Your Walkway: Dressing up your walkway with bricks or paving stones will lead people to your front door. Inexpensive solar lighting can further enhance your entry.
  • Window Treatments: Keep your home from looking plain or boring with some decorative shutters. Windows are so important to the overall appeal of your home. Take some time to add planter boxes underneath and you'll see an immediate improvement that doesn't cost a lot of money!

 The Wake County Public School System is a large school district serving the entire county including Raleigh, Cary, Apex, Wendell, Fuquay-Varina, Garner, Knightdale, Rolesville,Wake Forest, Holly Springs, Morrisville and Zebulon. The system was formed in 1976 when the former City of Raleigh and Wake County school systems merged. It is the largest system in the state and the 18th largest in the nation. There are approximately 163 schools including 103 elementary, 32 middle schools, 24 high schools and 4 special/optional schools. 49 schools operate on a year-round calendar(40 elementary, 9 middle schools), 5 operate on a modified calendar(2 elementary, 2 middle, 1 high), 1 operates on a calendar matching the community college calendar(Wake Early College of Health and Sciences high school), 108 operate on a traditional calendar(62 elementary, 21 middle, 22 high and 4 special/optional). The school system has had some changes with the school assignment process but the schools themselves have not changed and they have been educating our children for many years. PERSONALITY TEST!

Let's hope today's "inspiration" isn't actually true, although we've all probably felt that way at one time or another. Regardless of the percentage, however, it cannot be denied that incompetence really does exist in every profession, even those like physicians, attorneys, school bus drivers and stock brokers.

Some people do a great job no matter what it is they do, while others can't seem to succeed even after trying several careers. Sometimes it's not really a matter of competence so much as matching a job to specific abilities, interests and personality. An introvert who enjoys working alone probably shouldn't pursue a career in communications, while a creative person who enjoys the outdoors likely wouldn't be happy in accounting. No matter how hard you try, you just can't force yourself to love brussels sprouts!

How much of the "incompetence" that we encounter is simply the result of a person who is mismatched for their job? We all have certain skills and personality traits that better suit certain types of careers, but we often start down that path before we've ever gotten to really develop and know ourselves. We believe our parents, guidance counselors, and spouses more than we do ourselves sometimes.

Realizing your true personality is challenging. Applying that knowledge to your choice of career is even more difficult, but absolutely necessary if you want to be happy in your choice. If you're feeling dissatisfied, try to find at least some small aspect of your job that you find enjoyable, and aggressively apply your personality to it to produce more satisfying results.

If that's not working for you, perhaps it's time to take a long hard look at where you've been and where you are and why you don't like it there. Matthew Arnold said, "Resolve to be thyself; and know that he who finds himself, loses his misery." You've probably learned a lot about other people in your lifetime. Aren't you ready to know yourself?
